What is a Master Plan?
A Master Plan is a comprehensive, framework document that provides a long-range vision for future development and policy. Based on an evaluation of present conditions, it works to solve social, environmental, physical, and economic issues. Specifically the Plan achieves the following:
As an update to the County’s 1996 Master Plan, this plan will cover an approximate time frame of 10 to 20 years; it is assumed that shorter-term reviews will keep it current with the changing needs of the County. Completed relevant municipal documents and initiatives are integrated into the plan to help form a consistent, time sensitive document.
Who is involved in the Delta County Master Plan Process?
The Delta County Planning Commission and County staff will be overseeing the creation of the Master Plan. The County has also retained OHM Advisors and Central Upper Peninsula Planning And Development Regional Commission (CUPPAD) to assist in the planning process.
In addition to County leadership and the consultant team, special interest groups, city and township leadership, and all Delta County residents at-large will be involved.

- Documents and illustrates what the community looks like today and what direction it wants to go in the future. This includes assessments of existing resources, identification of issues and opportunities, projections of future conditions and needs, and consideration of collective goals and desires.
- Translates the community’s values into specific actions. As a policy guide, it provides a framework for future land use decision-making as well as the physical development of the community. All land use recommendations support and serve as a guide to the City’s zoning ordinance.
- Identifies key public projects and improvements to facilitate infrastructure improvements, maintain the existing infrastructure system and to provide a financing schedule.
